Dominion REIT Properties focuses on delivering consistent yields to our shareholders. Our goal is to provide access to institutional grade investment funds typically not available to retail investors.

Real estate backed assets and mortgage related investments are becoming increasingly popular with investors seeking alternatives to traditional equity and fixed-income products. At Dominion, we align our investors objectives with a range of investment funds that provide:

  • Access to investment product typically not available to individuals

  • Greater portfolio diversification with less correlation to stocks, bonds, mutual funds and ETFs

  • Less volatility than equities and public markets

With our deep understanding of the Western Canadian and Western US property markets, we meet the needs of investors who are seeking:

  • Monthly income. We distribute monthly income that is higher than traditional investment products, such as bonds and GICs.

  • Capital Preservation. Risk Mitigation through a diversified portfolio of assets and conservative short-term loans.

  • Security. Our funds are secured by real property and we diversify our portfolios across several markets, and different types of mortgages and properties.

  • Liquidity. Flexible exit terms to allow access to your capital (certain restrictions apply) in the event you need it; your investment is not tied to the maturity date of individual properties/mortgages in the fund.

Investment Objetives

INVESTMENT OBJECTIVES

The investment objectives of Dominion REIT Properties are:

​

  • To provide long term capital appreciation by acquiring and maintaining a diversified, secure portfolio of income producing commercial real estate assets located in Western Canada and Western United States.
     

  • Provide monthly or quarterly distributions based on consolidated cash-flows; including a 70% profit share of the annual adjustment based on asset appreciation.
     

  • Provide a tax efficient vehicle for Open/Cash investors in Canada through return of capital where applicable
     

  • Maintain status as Mutual Fund Trust or order to qualify for Canadian deferred plans: RRSP, TFSA, RIF, TIF, LIRA etc.

INVESTMENT CRITERIA

Dominion REIT Properties focuses on acquiring properties, which are operating below their potential realizable value. The principal business of Dominion REIT Properties is:

​

  1. Investments in the market segment between that occupied by individual real estate investors and by pension funds, REITs and public real estate companies.
     

  2. Acquire, own and operate a portfolio of under valued and under managed revenue-producing commercial real estate properties primarily located in Western Canada and Western USA;
     

  3. Improve the portfolio through strategic renovations and other capital improvements to increase income and capital appreciation with a focus on long term ownership

HOW TO INVEST

Dominion REIT requires retail investors to invest through an approved Investment Dealer or Exempt Market Dealer (EMD).  Dealer representatives assist in completing the subscription agreements and discuss the suitability of each investor’s overall portfolio.

​

Dominion REIT accepts new investors monthly (12 share issuances per year).  Open (cash) investors simply complete the Subscription Agreement after reviewing the most recent Offering Memorandum. Registered investors have a few extra steps as funds must come via custodian/trust companies.
